Monica YIP is a Partner in the Corporate Real Estate Practice.
Her main practice areas are property-related corporate transactions and investment work, acquisitions, disposals, securitisations, management and leasing of commercial, industrial and residential properties, property advisory work, property development and finance work, and government land sales.
Transactions of significance which Monica has been involved in include acting for Jurong Town Corporation as vendor in the divestment of its portfolio of industrial assets (comprising flatted factories, ramp-up and stack-up factories and multi-tenanted business park buildings) to a private trust sponsored by Mapletree Investments Pte Ltd, for a total consideration of S$1.71 billion; HSBC Institutional Trust Services (Singapore) Limited as trustee of Mapletree Logistics Trust in its S$18 million acquisition and leaseback of blocks of industrial, warehousing cum ancillary office buildings known as 6 Marsiling Lane, Singapore; Flextronics group in its S$63.05 million sale and leaseback transaction involving various subsidiaries of 5 properties to Ascendas Real Estate Investment Trust; and UOL Group Limited in the disposal by its wholly owned subsidiary, UOL Tiong Bahru Plaza Pte Ltd, of a 20-storey office block known as Central Plaza to Bakersfield Pte Ltd, a subsidiary of Asian Retail Mall Limited (fund managed by Pramerica Real Estate Investors (Asia)) for a total cash consideration of S$175 million.
Monica has also acted for Hotel Plaza Limited in its acquisition of the land site at Upper Pickering Street for S$253.2 million; UOL Development Pte Ltd in the acquisition of properties known as Spottiswoode Apartments and Green Meadows for considerations of S$79.5 million and S$255 million respectively; Park Developments Pte. Ltd, a joint venture company of (a) UOL Group Limited, (b) Russville Pte Ltd, and (c) Orix Investment & Management Pte Ltd in the acquisition of a freehold condominium site known as Nassim Park in possibly the most exclusive residential area in Singapore for a total consideration of S$380 million.
She is also experienced in financing of real estate acquisitions and has acted for the syndicate of lenders for one of the largest real estate secured financing projects to-date in the S$1.939 billion financing to MGP Berth Pte Limited (of MGPA) for the purchase and development of the One Marina View land site; and the syndicate of lenders in financing the S$1.039 billion acquisition of Temasek Tower.
Monica is admitted to the Singapore Bar and has been appointed Commissioner for Oaths in Singapore. She is recommended for Corporate Real Estate work in Singapore by PLC Global Counsel Handbooks - Corporate Real Estate from 2004 to 2008. She is also recognised as "reliable and responsive" by clients quoted in the 2008 edition of Chambers Global - The World's Leading Lawyers for Business.
