KHAW Gim Hong is a Partner in the Corporate Real Estate Practice.
Her main areas of practice encompass property related corporate transactions including real estate disposals or acquisitions, tenders and government land sales, property development, property regulatory and advisory work, leasing, financing and securitisation.
Transactions of significance which Gim Hong has been involved in include acting for: Ximeng Land (S) Pte Ltd, the Singapore unit of China property conglomerate, Ximeng Asset Holdings in the acquisition of the last bungalow plot known as Pearl Island at Sentosa Cove, for S$215.65 million, which is higher than the previous record for Sentosa Cove paid for The Green Collection, Sentosa Cove's only strata landed housing development; CapitaCommercial Trust ("CCT") in the purchase of a 99-year leasehold serviced residence located within the mixed development known as Wilkie Edge. The Ascott Group consisting of Capitaland Selegie Pte Ltd; Ascott's indirect wholly owned subsidiary, Ascott Scotts Pte Ltd; and Trustee of CCT, HSBC Institutional Trust Services (Singapore) Limited, purchased the residence at a total consideration of S$79 million; and Temasek Tower Limited, a subsidiary of CapitaLand Limited in the sale of its principal asset, Temasek Tower for a total consideration of approximately S$1.039 billion to MGP Raffle Pte. Limited managed by Macquarie Global Property Advisors;
Gim Hong also acted for TSO Investment Pte. Ltd. ("TSO"), a fully-owned subsidiary of a property fund managed by CLSA Capital Partners in the sale of Robinson 77 (previously known as SIA Building) to German pension fund manager, SEB Immobilien-Investment GmbH, for a total consideration of S$526 million or about S1,780 psf of net lettable area. At the time of announcement, this sale set a record for per square foot price and was about 50% more than what TSO paid 10 months earlier; and United Overseas Bank Ltd in the S$108.8 million project financing granted to Sim Lian (Tampines) Pte Ltd (a subsidiary of the Sim Lian Group of companies) for its acquisition and proposed development of land at Tampines Avenue 6, Singapore being the first development to be developed under the Design, Build and Sell Scheme of the Housing and Development Board.
Gim Hong graduated from the University of London in 1993 and was admitted to the Singapore bar in 1995. She holds an ACCA qualification and was previously a tutor for the Conveyancing course in the Postgraduate Practical Law Course run by the Board of Legal Education.
